Team HVBM Vastgoed

Imagine the benefits of a face-to-face meeting with the entrepreneur:

-          Direct contact and knowledge of your business

-          Strong relations with all involved parties in the field

-          An enterprising spirit

This is what the team of HVBM Vastgoed is all about.

Adriaan Molenschot

Entrepreneurial spirit is in my family. I am a descendent of a family business in industrial weighing equipment, where I started my career. Through the construction of weighing bridges, I came into contact with the building industry and transferred to Verelst Industrial Construction where I was first occupied with plan development and the sale of corporate buildings. I subsequently moved into project development with Eurinpro (now Goodman). Eventually, I wanted to go further into property development and sought a financially sound partner with whom I could share knowledge and expertise. That’s how H(eerkens)V(an)B(avel)M(olenschot) was created and this collaboration seems to be very complementary. Since June 2000, Sjef and I have been the management of HVBM Vastgoed.

Every day, I am busy with the general business of acquisitions and I am the first point of contact for potential tenants, users, authorities, agents, investors, advisers and contractors who are involved in projects with us. I firmly believe in establishing long-term relationships and trust is an important part of that. In part, that involves the keeping of pledges and promises and in part the intensive maintenance of my substantial network.

On the golf course, I try to mix business with pleasure and regularly invite business associates. I also find it enjoyable to run.

Sjef Heerkens

After my civil engineering studies at the Technical University of Delft, I joined Heerkens van Bavel, first as project leader and, from 1978 as Director. I am a member of the third generation of the family business that my grandfather set up in 1902. My grandmother’s maiden name was Van Bavel and that is how our company came to be named Heerkens van Bavel. Together with my two brothers, we further expanded the business and established a position as a medium-sized builder with an outstanding market reputation. Under my direct leadership, a number of interesting projects were completed in the south of The Netherlands; Pieter Vreedeplein, nursing home De Hazelaar, extension of St. Elisabeth and Twee Steden Hospitals and the Amer Centrale in Geertruidenberg.

Since setting up, I have been the co-director of HVBM Vastgoed. I look after the technical management, quality control and planning and I am responsible for cost control. I terminated my activities with the construction company Heerkens van Bavel mid-2008, so that I could concentrate on my work with HVBM.

I am an art lover and can also appreciate a good glass of wine. Besides my intensive career, I am in the lucky position of being able to divide my free time in Spain and Belgium.

Already at a young age I was impressed by large construction projects and beautiful buildings. That is why, after studying Economics at Tilburg University, I chose a career in the real estate market. In 2010 I joined DTZ Zadelhoff. During my period at DTZ Zadelhoff – and later Cushman & Wakefield - I have assisted real estate investors, developers and users with the most diverse real estate issues. I have specialized in the industrial and logistics real estate market.

I have been working as a commercial development manager at HVBM Vastgoed since 2017 and I am responsible for the acquisition of new projects and for the acquisition of new (re) development locations. On behalf of HVBM Vastgoed I maintain contacts with municipalities, consultants, construction partners, tenants and investors. During our development projects, I am the point of contact for the customer from the first acquaintance to the delivery of the building and I monitor the progress of the process.

Because of my experience as a consultant and as a developer, I know better than anyone the interests of all parties involved in the project. This allows us to offer custom work and optimally meet the expectations and objectives of the customer. I am pragmatic, creative and goal-oriented and strive for long-term partnerships.

I love the Burgundian life and like to spend my free time with my family, relatives and friends. I like to visit sporting events and love to visit nature with the children and the dog.

With great pleasure I studied at the HTS (institute of technology) Tilburg. After my study I have gained my experience by Verdij, Complan and 16 years Archicom. Here, I had various positions, from designer to branch manager.

Eventually I noticed that the role as project manager gives me the most satisfaction. For me project management is not only process management but also product management, the process facilitates this process but the product is finally the end result. As project manager I aspire the project from the Program of Requirements to the final delivery, my strength lies in the development process. I find it fascinating to manage the participants in an integrated manner during this process with the aim of an optimum product. If you walk through the building together with the tenants after completion and the tenant then is completely satisfied with his building this gives a kick, the tangible result of the effort of a whole team.

The core values of HVBM as developing together, quality and transparency fit my character well, at HVBM I can realize my ambitions!

Motorcycling is my passion in my spare time, while driving, you are completely free and it is pure enjoyment. One of my other hobbies is traveling, it remains fascinating what the world has to offer.

After completing my studies in architecture, I started my career at Grosfeld, Bekkers, van der Velde Architects as an architectural draughtsman. Later I developed into a designer and project manager. With great pleasure I have been able to work with a professional team on challenging projects where the user was central.

Then I started my own design studio in small-scale projects where I supervised the design and realization. After leaving Grosfeld, I started working as a commercial project manager with a contractor. In this way I saw the opportunity to develop commercially and we realized villas and commercial buildings.

Ultimately, driven by my 2nd passion for classic cars, I rolled into the automotive industry. In addition to the design studio, I saw a chance to take over a wholesaler in car materials and workshop equipment. Bringing the two branches together in combination with the commercial and technical experience from the construction industry created an opportunity to guide growing garage- and dealer companies in their expansion and development of new business premises.

After 10 years it was time for a new challenge and I came into contact with commercial and logistics real estate through HVBM, where I started in 2019 with the development of a new distribution center for Decathlon. Since then I fulfil my role as project manager with great pleasure and dedication.

In addition to my work, I like to spend time with my family, relatives and friends. If spare time is left, I find my relaxation in the renovation and maintenance of our monumental home or the restoration of classic cars.

Jeroen van Gemerden

After I completed my architecture and construction engineering study at the Avans Hogeschool in 's-Hertogenbosch, I started looking for a challenging continuation, which I found at Thinking Steel International/Willemse Staalconstructies, here I was able to contribute as a junior project leader to various utility projects in Central & South America.

Subsequently I started as a junior project leader at Roma Insulation Systems, where I was responsible for the realisation of various projects such as cold stores and bakeries.

After this I started as a project manager at Built to Build Vastgoed, where I mainly developed myself in the field of technical management and conversion of existing real estate.

From 2019, I work for HVBM Vastgoed B.V. as a Project Manager, where I will be responsible for several great projects.

Because of my experience on the construction site and roles from the point of view of both the contractor and the client, I can easily identify with the different disciplines that a construction process has to offer.

My motivation is to work together to achieve a beautiful and good end product. A good relationship between client and contractor is, in my opinion, the basis for success.

In my spare time I enjoy doing fun activities with my girlfriend, family and friends. I love to eat and drink, so I can often be found on the terrace. Furthermore, I regularly cycle with a group of friends on a racing bike, and then of course end up on the terrace again.

René Geurden

The road traveled in my career can safely be called the road of gradualness, it started 'through the long road' with my education as an architectural engineer via the LTS carpentry, MTS construction and then concluded with the HTS construction. In my working career I started at Archicom in 1994 as an architectural draftsman from drawing board to Autocad, from specification writer/calculator to assistant project manager and finally project manager. All this mainly in the logistics sector with an occasional trip to a production environment and even a luxury home. After the takeover by Dura Vermeer, after more than 21 years in 2016, I switched within the same industry as project manager to DENC in Oisterwijk, where I was allowed to work on beautiful projects for almost 6.5 years, until HVBM Vastgoed came on my way, where I broadened my position.

Both at Archicom and at DENC we regularly performed assignments in a service-providing, supporting and advising role for logistics real estate developers, in which it is fair to say that I had never worked with HVBM Vastgoed before. A new step as a project manager to "the other side of the table" offers not only great opportunities and possibilities in my career, but also for HVBM because of my many years of experience in the technical development and realization of logistics real estate. My heart lies with the phase from drafting a technical description to implementation supervision and aftercare. Where cooperation, quality and appearance are of paramount importance. And I believe that is fully in line with the core values that HVBM Vastgoed stands for.

In my spare time I played football for quite some time at a level that should not have a name, nowadays I exercise occasionally, but I prefer to try to hit a ball a few times a year while playing golf with friends. Here too, a little more gradualness would be welcome. But hey, you can't have everything.

That is why I can enjoy days out and holidays with my partner and our 2 children all the more.

Paul van Noort

Before the start of my employment at HVBM Vastgoed, I already came into contact with the construction and development world and family businesses on 2 occasions:

- I grew up in a family painting company in the Randstad, which provides services for many contractors.
- During my study Business Economics, the subject of my thesis was “The Balanced Scorecard for Construction Companies”.

After my studies, however, I ended up in a completely different world, namely the world of online bookings and orders. I was financially responsible for HotelSpecials.nl, Cheaptickets.nl, Telefoonwinkel.nl and Beltegoed.nl, among others. In these years I have had to deal with the different dynamics of rapid growth, investors and ambitious international plans.

How different the world changed in the Covid19 era when the Heerkens family asked me to become the financial conscience for, among other things, the project development of HVBM Vastgoed. The dynamics changed to sustainable growth, long-term view of shareholders and national risk diversification.

From July 2020, together with my team, I have final responsibility for the financial administration of the various (project) BVs, project financing, project monitoring and cash flow.

I like to spend time outside the office with my family, discovering Brabant and spending holidays and weekends on the North Sea coast of Belgium and Noordwijk.

Yvette Adams

I was trained as a management assistant and subsequently worked at a Tilburg legal firm. I have been a member of the HVBM team since 2007. I am frequently the first face to the outside world and the direct contact point for clients and tenants.

During my years with HVBM, I have learnt a lot about marketing and communication and that occupies a large amount of my time. In addition to the usual activities (taking minutes, organisation, diary, archiving, preparing presentations, etc.), I support the team in every possible way.

Personally, I love social life and I enjoy being with my friends and family. I also like sports such as padel and bootcamp.
